Home Selling Process
  • 1. Find a Listing Agent
  • Interview Realtors. You can expect your appointment to include a Comparative Market Analysis, marketing plan, and tips on preparing your home for sale. The agent will also review the paperwork needed to list your home.
  • 2. Marketing Your Home
  • Once your home is listed for sale, the agent will implement the marketing plan to get your home sold at top dollar. During this time you will open your home for showings and open houses.
  • 3. Receiving an Offer
  • When your agent receives an offer for your home, they will review it with you and negotiate with the Buyer's Agent on your behalf. Once all parties are in agreement, the paperwork is signed and your home is under contract.
  • 4. Finding your New Home
  • After determining what is important to you in a new home and a community, your Realtor will provide you with a list of available homes on the market that meet your needs. Your Realtor will set up a time to tour the homes you have selected so that you can find your dream home.
  • 5. Inspections
  • Once you have an accepted contract, the Buyer will be allowed time to perform inspections on the house. The whole house inspection will include HVAC, plumbing, electrical, termite, radon, roof and more.
  • 6. Negotiating Inspection Repairs
  • Once the inspections are complete, the Buyer's Agent will submit a Post Inspection Addendum requesting repairs. You can rely on your Realtor to negotiate the repairs. Repairs can either be done prior or as a credit at closing.
  • 7. Appraisal
  • After inspection repairs are agreed to, the Buyer's lender will order the appraisal.
  • 8. Final Approval
  • When the appraisal is done and all the Buyer's documentation is turned in, the underwriter will review everything for Final Loan Approval.
  • 9. Closing date and time is scheduled
  • You are almost there. It is time to finalize your plans to move.
  • 10. The Closing Statement will be sent to the buyer and seller to review
  • Prior to closing, you will receive a copy of your Settlement Statement. Carefully review this and contact your Lender or Realtor with questions.
  • 11. Final Walk Through
  • The Buyer will do a final walk through of your future home 24-48 hours prior to closing.
  • 12. Closing Day
  • This is the day you have been waiting for! You will have two closings to attend today - your current home and your new home. You will sign all your loan and title documents. Don't forget picture IDs and a certified check made out to title for closing funds. Congratulations!
